Free tenancy agreement template for Kenya (printable)
Updated 31 Oct 2026
A written agreement saves arguments later about rent, the deposit, repairs and notice. Below is a free, plain-English month-to-month tenancy agreement for a house, flat or room in Kenya. Fill in the blanks, print two copies, and both sign.
What a good tenancy agreement covers
Who and what: the landlord's and tenant's names, ID numbers and phone numbers, and exactly which house.
Rent: the amount, the day it's due, and how to pay (for example your M-Pesa Paybill and the account number).
Deposit: how much, and when and how it's refunded. A deposit isn't the last month's rent.
Repairs: what the tenant looks after, and what the landlord repairs.
Notice: how either side ends the tenancy. For month-to-month tenancies, one month's written notice is usual.
Move-in condition: photos of each room when the tenant moves in, so deposit deductions are fair at the end.
For a fixed lease of several years, or a shop or office, ask an advocate: longer leases can need registration and stamp duty, and business premises have their own law.
Let Rentipay fill it in. When you move a tenant in, Rentipay prints this agreement with their details, the rent, deposit and your M-Pesa number already filled in, keeps the signed copy, and takes move-in photos room by room.
This guide is general information, not legal or tax advice. Laws and KRA rules change: check with an advocate or tax adviser for your situation.
